Full Details

Higher Coombe Farm is exceptionally well placed in an idyllic and rural part of the South Hams within a short drive of many beautiful beaches. The house is less than five miles from Kingsbridge which offers extensive shopping and facilities including a health centre, small hospital, sports centre and the highly regarded Kingsbridge Community College.

The bustling and thriving market town of Totnes is 9 miles away and from here there is a regular direct train service to London Paddington. The closest village is East Allington which has a strong community, village hall and church, highly-regarded primary school, pre-school and pub.

Surrounded by unspoilt rolling fields and about 5 miles from the nearest beach, Higher Coombe Farm combines rural tranquillity with the ability to easily access the South Devon coast.

The major part of the farmhouse dates back to the 17th Century and retains many traditional features such as exposed ceiling beams and stone fireplaces.

The generous living accommodation on the ground floor comprises a country style kitchen with AGA, conservatory with uninterrupted views of the garden, snug, characterful sitting room with beams and fine stone fireplace with wood burning stove. A contemporary music room was added in 2014 and offers a flexible space with an abundance of natural light.

On the first floor are 4 bedrooms with views over the gardens, a family bathroom and shower room adjacent to the main bedroom. The principal bedroom has a dressing room and WC with basin; it would be very easy to add a shower or bath.

In addition to the main farmhouse, there is a two storey detached barn conversion "Well Cottage" that is currently used as a home office with additional accommodation on the ground floor.

There is a range of outbuildings which include a large linhay, two timber stable blocks and an unconverted pigsty. The gardens are an absolute delight and from its elevated position the house enjoys glorious panoramic views across its own land and up the private valley.

This is a wonderful opportunity to acquire a characterful family home surrounded by established gardens and pasture land in an extremely convenient location, nestled in the beautiful South Hams countryside, close to the sea but not remote.

Mains electricity. Private water and drainage. Oil fired central heating.

From Totnes take the A381 towards Kingsbridge. After Halwell you'll pass a BP garage, continue along the A381 and take the second left marked E Allington and Slapton. Approximately 1 mile down this road turn right at Hinston Post signed East Allington. After about 1 mile, you come to a staggered crossroads (Kellerton Cross) where you go straight over (actually left, then immediately right) towards Coles Cross and Sherford (ignore East Allington to the right!). Continue down the hill and at the bottom there is a hairpin bend with Lower Coombe on the left. As you go uphill, take the last left hand turn onto an unmade track signed Higher Coombe Farm.
