The Linhay is situated in an idyllic and rural part of the South Hams, only 3 miles from the bustling and thriving market town of Kingsbridge and within a short drive of many beautiful sandy beaches.
The nearest village is East Allington which has a range of facilities including a pub, church, primary school and village shop/post office.
Imaginatively converted in the mid-1990’s on the site of an old linhay barn, the 4 bedroom accommodation is full of character with oak ceiling beams and part exposed original stone pillars. A galleried landing and vaulted ceilings in some of the rooms enhance the feeling of space.
Tucked away at the end of a no through road and enjoying an open southerly aspect, the barn is approached via a timber five bar gate which leads to a gravelled driveway.
At the front of the property is a south facing paved terrace with water feature. Beautifully planted gardens with well-stocked borders surround The Linhay and there is also an open fronted oak framed double car port, opposite which is hard-standing for two additional vehicles.
The equestrian facilities which come with the property are in a sunny and sheltered corner with extensive views of the beautiful South Hams countryside.
A recently built L-shaped steel framed building is well insulated and comprises a stable block with three boxes, feed store and tack room. The feed store could easily be converted into a further stable box if required. Adjacent to the stable yard is a sand school measuring approximately 40m x 20m. In addition to the stable block is a large workshop / barn.
The land extends to approximately 5 acres and is divided in to 3 beautifully maintained paddocks with post and rail fencing and water troughs.
The Linhay adjoins a bridleway which affords easy access to nearby Woodleigh Woods, some 600 acres of Woodland Trust-owned land, and the Avon valley which offers excellent hacking without going anywhere near roads.
This is a wonderful opportunity to acquire an equestrian property with a quality house in an extremely convenient location, nestled in the beautiful South Hams countryside, close to the sea but not remote.
